Hey, good morning and welcome to Jim sells the Suncoast today. I am excited to have Jeanette Quintana with me. She is a sales rep with D. R. Horton. And in fact, she is your expert on all D. R. Horton. homes in the area. We're talking today about Coddington, which is right off of Rye Road, just north of Lakewood Ranch, about seven minutes, and a gateway between North River Ranch, Ellington, Palmetto, and Lakewood Ranch areas. So welcome, Jeanette.

Hi, good morning. Thanks for having me.

Jim:

Oh, it's my pleasure. I wanted to talk today about Coddington and a new development that's going up, What sets this new development apart in terms of lifestyle and community experience compared to others in the area?

Jeanette:

The nice thing about Coddington is like you mentioned, we are just outside of Lakewood Ranch, about seven minutes, so you're still close to, the movies, the shopping, the restaurants but we're well below price from Lakewood Ranch, so you can get so much more for your money. We're a really nice, small gated community. It's only 350 homes. We have villas, single family homes like I mentioned, gated, great school district just a really great location to be at.

Jim:

Oh, fantastic. So you mentioned a couple of homes, single family homes, villas. What kind of size footprint are we looking at here between these?

Jeanette:

Villas are going to be three bedroom, two bath. They're 1565 square feet. HOA maintains everything. So the nice thing about that is, for people who, have a busy lifestyle, they don't have to worry about, cutting their grass, things like that. And then our single families start in the four bedrooms. About 2 000 square feet and go all the way up to almost 4 000 square feet. So we have a nice variety

Jim:

Yeah, that is a huge variety. What kind of price range are we looking for the two? My

villas are going to start in the 340s My single families start in the four fifties.

Jim:

Okay. And it can go up to 4, 000 square foot. You said a four bedroom, five bedroom.

Both. We have four bedroom and five bedrooms. We have single stories. We have two stories. We have, the multi generation four bedroom as well. For people who have older kids or have family, parents that are still living with them I'm giving them that little extra sweet to the side

Jim:

So we were just talking about the home pricing, but beyond that, what are the additional fees, HOA fees, any maintenance fees any CD fees that are in the area?

Jeanette:

So the HOA on the single family is going to be 103 a month. That's not

Jim:

bad.

Jeanette:

It's not bad at all. They maintain, the gates, the amenity center, the ponds, all of the grounds. And then on the villas, it's 206 because they do maintain all of your lawn. And then the CBD will range from 1, 200 on the villas to 2, 000 on my three car garage.

Jim:

Okay. That's not bad. And what you talked about the lawn care and maintenance on the villas, anything else included in any pest control or anything else that make

Jeanette:

the exterior, right? So you'd still be responsible for anything on the interior of your unit. But they will take care of, the bushes, the mulch, the grass, and just making sure it's constantly looking good throughout the year.

Jim:

What lifestyle amenities does the development provide for the future?

Jeanette:

We have a clubhouse. We have a pool and a playground. There's a little lawn area, so if you want to do a birthday party or a get together, there's definitely enough space for all of that.

Jim:

Okay. Looking at, you said there was 350 units. How many acres is that for the development and what kind of green space areas are set up? Obviously you have the area around the clubhouse and the pool

Jeanette:

when you have the area around the clubhouse you're gonna have you know your ponds and the houses are they're nicely set up so 168 of the 350 are your villas so when you come into the community it's divided up one side will be your villas and then your other side is going to be your single family homes.

Jim:

Okay, who is the buyer or resident for the community? Who else are you looking at?

Jeanette:

We have a variety. Villas used to be more like retired people, but we have a lot of, first time homeowners, young couples, right? I'm going to, buy the villas. It's a little bit smaller, it's affordable. With the busy lifestyles, they don't have to worry about, cutting the grass, doing anything in the exterior. And then of course we have, the larger homes for, larger families, Camden floor plans. Great. Because, we do have a lot of, parents, moving in with their kids. A lot of them are purchasing together, just, to help each other financially. So we have a variety in the community.

Jim:

Okay. What's the construction timeline for completion of the development and for houses currently in development?

Jeanette:

So we, everything that we sell is already in the process of being built. So we have a lot of quick move ins where once we go under contract, the home will be ready in a month or two.

Jim:

Okay.

Jeanette:

Depending on the floor plan, your build time can be anywhere between six to eight months if you're starting at zero, but mostly everything that we're selling is probably about halfway in the process of being built.

Jim:

And do they have any options such as upgrades or finishes? Or what kind of customization can they do?

Jeanette:

So we do absolutely no changes. Our homes do have some upgrades already in them included. That is a nice thing about Dr. Horton is when we give you our price, it's the price for everything. Your lot, your house, your upgrades, everything's included in that price. So when you come in, it's not Oh, I want to add this. And now you're adding another 50, 60, 70, 000 to the price.

Jim:

Yeah, that's a little sticker shock when you buy a house and then all of a sudden it's 70, 000 more than you anticipated.

Jeanette:

Yes. So what they see is what they're going to get, which is really nice.

Jim:

How do they support homeowners after the sale, including warranties and ongoing maintenance? Obviously the maintenance for the area and in the villas with the maintenance free basically, but what else is included?

Jeanette:

Yeah, it's really nice. So we give one year warranty basically on everything in the home. Immediately after closing, your superintendent is still very much involved, if you need anything, they're right on top of it. But DR Horton's warranty program is truly amazing. You go to drhorton. com backslash warranty. You put your address in. You fill out what issue you're having the next day. Our customer care team will reach out to you and they're immediately booking whatever it is that you need to get done. So they are definitely on top of that.

Jim:

What do you know of this that is going in the area whether educational institutions, shopping centers, recreational facilities, what else is going up that Rye corridor?

Jeanette:

So Coddington is going to be right in the middle of Lakewood ranch, and then you're going to have North river ranch. Okay. So you are going to have literally everything, like right down off of 64. They're building a new shopping center with a brand new, target restaurant seasons 52 So you are literally gonna have everything within a 10 minute drive that you can imagine.

Jim:

Nice. What current incentives or special offers that buyers should know about?

Jeanette:

We are having some amazing incentives for the month of September. We are offering 15, 000 in flex cash. Okay. Can you use that money to reduce the price of the home? They can use it towards closing costs. They can use it to buy down their rate. And then if they choose to go with DHR mortgage, which is our preferred lender, we will give them an additional 10, 000 in closing costs. And we're also offering 5. 5 percent interest rates on our move in ready homes.

Jim:

So that's, that could be 25, 000 down or closing costs or whatever. Plus we buy down the rate.

Jeanette:

It's a really nice savings.

Jim:

Nice. So how do you think this development is integrating in the local community and helping to contribute or grow the future growth plans

Jeanette:

we're about halfway finished, but we have a lot of people moving into the area with the new medical centers with the schools so it's growing quite a bit. We've had a really good year out here

Jim:

Okay, are there any specific guidelines or restrictions homeowners should be aware of? Policies or rental regulations that contribute to the community.

Jeanette:

No, we're basic HOA. You can have your pets. They obviously want everything to look nice. No sheds, things like that outside no street parking. They just want the community to look nice, but it's just going to be your basic HOA.

Jim:

And fence options. That's always something my wife asks about.

Jeanette:

On the villas, we don't allow fencing, but you can cage. They actually even allow small pools, which is really nice. And then on your single family homes, yes, you can do fencing. You can do pools. If you are on water or conservation, they do require a wrought iron fence. You can always do a privacy fence on the sides.

Jim:

Okay. What do you want to share about the community? What are people that are living there now saying what's their favorite part and who do you want to see come in?

Jeanette:

What I love about the community is you just have a variety of people from, new homeowners to retirees, to people with family. What most people like is, Some of these new communities that are really big, you have a lot of people, coming in and out when you're looking at a thousand and 1500 homes, it's smaller, it's quaint, it's quiet, it's gated, it's safe. And a lot of the homeowners becoming friends. So it's just, it's really nice. It's a beautiful place. Everyone should come check it out.

Jim:

That sounds great. I think we talked about it being between Lakewood Ranch and North River Ranch, which are two large communities with a lot of amenities available for everybody in the area. But you're also 30 minutes from the beach 40 minutes to go down the Siesta Key, number one in the world. You are 30 to 40 minutes from SRQ and TPA. So travel in and out is easy near the interstate. It seems like it's in a perfect spot to really take advantage of that whole Suncoast Florida vibe.

Jeanette:

Yeah, absolutely. Whether you're going to Siesta, if you want to go up to St. Pete, same thing, you're about 30 45 minute drive. It just puts you in a central location. And you're just getting your six minutes from Lakewood ranch, but you're not paying that Lakewood ranch price. So you get so much more house for your money. But still be so close to everything that you want for your everyday life.

Jim:
